Real Estate pictures can be very deceiving! Despite the "tidy" room to your left, this house, before the Mastercraftz work, was quite run down with two bedrooms, two bathrooms and study. Everything was painted apricot The carpet was smelly and the general decor was dated. The deck was lovely and large, but incorrectly constructed and was riddled with dry rot.

BUT there was so much potential!!

By applying some clever Mastercraftz "TWEAKING" this project came out a treat and at a minimum cost. It is now has 3 bedrooms and a study, large indoor and outdoor living areas, fabulous green efficient fireplace, lots of storage, hard flooring thoughout! Totally repainted and decorated in neutral stone white walls & feature rooms, with Antique White trim. Ready to move in, rent or sell.

Amazing what cleaning up and changing handles will do do a kitchen!

The new gas range was installed by a lilcenced plumber, but it was bigger than the old stove. Mastercraftz prepared the location so the Plumber just slotted the stove in!

Transforming the old eat-in kitchen into a closed kitchen and another bedroom! Framing, Gyprock/Plastering Undercoating painting, Enclose old doorway, install new door way and hang new door. The ceiling in this room where it met the wall was 3.5 metres from the Floor. The new wall was installed around the exposed beams.

Despite cutting the room in half to make the new bedroom, the kitchen is light airy and large!

The new bedroom is large enough for a queen size bed, desk and 900mm wide wardrobe! And it has wonderful views and privacy! Mastercraftz did EVERYTHING in the creation of this room!

The photographs on the left (from REAL ESTATE) are quite deceiving in regard to exactly how ORANGE the walls of this house were!!! The photo above is more realistic to the real colour than any of these before shots which were clearly photoshopped for the advertising. The orange was EVERYWHERE including the kitchen, bedrooms, hallways and bathrooms!

The new master bedroom and adjacent sitting room with double sided fireplace. The new feature room colour of the walls here was "Buffalo Bill" creating a warm, yet modern feel to these spacious rooms.

Declutter, remove dusty old curtains and give it all a fresh Antique White Paint!

   

INSTALLATION OF THE NEW FIREPLACE

This project was the most complex in this renovation..... Once it was determined where the double sided fireplace would go, the first thing to be taken care of was to sure up the structural surrounds to accomodate the fire safety issues and to carry the weight of the appliance. An expert plumber and a civil engineer were consulted BEFORE commencement of the project. Mastercraftz does not embark on any project without the proper guidance/approvals required.

A new adjustable pier and cross beam was installed here to make sure the floor adequately carried the additional 250kgs..

 

The position of the fireplace was selected on two main criteria... that it did not interfere with the load bearing structure and that it met the stringent guidlines around the installation of the quadruple layered flu.

 
 

The various skills, qualifications and rich experience Paul has includes the ability to design and fabricate the customised steel frame which not only carries the appliance, but it extends from room to room with a cavity below for firewood storage.

Paul does not do large tiling work (that is left to dedicated tilers), but he does do specialised small areas such as those around the fireplace. The thick hearth stones, surounding walls and stack-a-stone was all installed by Mastercraftz.

 
 

The actual appliance and flu were installed by a licenced Plumber.

 

The carpentry, finished timber work, including the solid mantle was all designed and installed by Mastercraftz.
